Having positive cash flow from your rental property is crucial, and too often new property owners start with renting a one property only to find themselves barely covering expenses.
Property managers know how to attract and screen the right tenants. Providing credit and background checks will eliminate tenants who could possibly bring harm to your property or cause on-going issues. Furthermore, property managers are licensed real estate professionals who know the federal housing laws and comply with all fair housing practices.
Will I have to deal with maintenance issues?
At Parks Deter Property Management, our team is available 24/7, 365 days a week. Our team is focused on servicing our clients’ tenants and maintaining your property should something happen. However, as a property owner, it is your choice on how hands-on you want to be within the maintenance process.
Many of our property owners are licensed repair professionals and handle certain maintenance items themselves. While others have us manage everything as a turn-key solution. It’s strictly up to you on how we service your property.
Also, should a maintenance issue arise, we only use service professionals who are licensed and bonded. At Parks Deter Property Management, we vet each maintenance vendor that provides service to our clients’ properties. Our team has several different vendors for an array of potential issues. This eliminates the need for having tenants live with a potential problem for a prolonged period of time.
Collection of Money and Evictions
At Parks Deter Property Management, we handle all aspects of the rental process. Our team collects rent from tenants and provides you with a monthly balance sheet.
Our processes are straight forward with tenants, and we have several ways for them to pay their monthly rent. Although rare, a tenant may have an issues with paying their rent on time. If this happens, there is a grace period with a penalty. Once the grace period expires, our team starts the eviction process immediately.
